It was inevitable with all the cuts in the public sector that councils would have to sell off many of their assets. Both auction houses and websites are finding councils putting up a lot of their assets for sale due to them having to meet the governments required spending cuts. As a result each council has now put into place a list of what they do not actually need and hope to sell it off at a profit. They will offload anything which they have no use for or that they feel needs extensive renovation. Any of their empty or dilapidated flats or houses will have to go but there will also be a number of public buildings which they will also want to get rid of, if they can make a profit on them. So in the near future we could seean array of public buildings being turned into residential homes. This could be anything from swimming baths,police stations or libraries.

This does not mean that communities will lose their facilities as the council are only selling off assets that they no longer need. People who want to renovate a former public building into a modern residential home may scoop a bargain if what they want does not sell well in the auction room. Estate agents will also be used though to try and get as much money for the council as possible. However the councils are using auction houses so it is best to keep up to date with brochures from local auctioneers, this will list what lots they have to offer in any forthcoming auction. One auction house based in Yorkshire and in London said that 14 councils had listed 100 of their properties with them for its February auction. In these auctions will be buildings that have never been up for sale before.

In one auction house in Sheffield on February 15th and then three days later in London they have the Grade II listed 19th century Conisbrough Priory which is situated west of Doncaster. They have a guide price at 275,000 to 300,000. Rotherham swimming baths is also available at a guide price of 150,000. Lluesty Hospital in North Wales is available at around 150,000 too and a Cornish cottage next to Tate St Ives is also around 150,000.

Southwark Council is selling off a split level three bedroom flat in East Dulwich for a guide price of 240,000 on Valentines Day 14th February.It is described as being in reasonable condition inside so it may be an investment for someone. However you can also enquire at your local authority and ask if they are selling anything too. Pembrokeshire council is selling a Grade II listed Foley House but is said to just be open to offers rather than having a set price.

Remember that for the amateur developer some of these buildings could be too big a project. Some may need extensive renovation but as long as you are aware of what you are buying you should be fine. The council are selling off these properties for a reason and that is that they are too expensive to renovate or maintain.
